New Homes
Due to the recent growth of the metro Atlanta area, Atlanta has many newer homes, particularly in the suburban Atlanta counties such as Gwinnett, Cobb, Forsyth, Hall, Cherokee and north Fulton. The vast majority of new home buyers are choosing to have their new homes professionally inspected.
With so many sub-contractors involved in the construction of a new home, making sure every installation is perfect can be a very challenging responsibility for the builder. Even the best and most respected builders can have a faulty installation or two. A professional home inspector can provide a “second set of eyes” that helps the client and builder find some of the things that may have been missed.
The inspection is also a great time to perform a “pre-walk through” inspection or a “punch list” inspection where the buyer lists some of the defective cosmetic items in preparation for the builder’s orientation or walk through.
Cancelled Escrow Protection
Protect yourself from having to pay full price for another inspection on a second house. If your escrow cancels for any reason, we will give you $50 off your second inspection within 60 days of your first inspection.
We want your home inspection to be worry-free. That’s why we offer Cancelled Escrow Protection for every home inspection we do. Buyers fall out of escrow due to many unforeseen reasons, including a low appraisal, big repair items as a result of an inspection, unreasonable sellers, or simply a change of heart.

-The second inspection must be booked within 60 days of the first inspection.

Standard Home Inspection: $350

You'll receive the report within 24 hours, and I'm committed to ensuring your complete understanding.
WDO Termite Inspection: $125

Annual Home Maintenance Inspection:

For veteran homeowners, my inspection ensures maintenance sufficiency and detects any problems from the past year.
Pool & Spa Inspection: $150
Your pool and spa require proper maintenance and regular inspection so that you can enjoy them for years to come. Your pool maintenance professional is responsible only for your pool’s chemistry and cleanliness. Using a comprehensive checklist, I will inspect your pool and spa for all the other items that will ensure their proper condition and function, as well as your family’s safety.
Commercial Building Inspection: $500
A commercial building inspection is meant to identify the current condition of the property as well as the cost that must be paid to make any of the necessary repairs. ... Everything from the interior of the building to the ventilation and air conditioning system will be checked during a commercial building inspection.

Roof Inspection: $150
Do you need just a roof inspection performed for insurance or other purposes? I will perform a standalone Roof Inspection & Certification and evaluate your roof from the eaves, as well as walk it (when it is safe to do so) to assess its overall condition, including the presence and status of flashing, chimneys, vents, skylights, and other penetrations.

Deck Inspection: $125
A deck inspection should progress in much the same order as deck construction. Inspectors should start at the bottom. If a deck is deemed unsafe from underneath, the inspector should not walk out onto the deck to inspect decking, handrails, etc. The inspector should stop and report the safety issues.
